Aeonis Rent Check (the “Service”) is operated by AEONIS LLC, a Florida limited liability company, 10001 NW 50th St #104, Sunrise, FL 33351 (“we”). By using the Service you agree to these terms.

1. What the Service is, and isn't

The Service compares a rent with public benchmarks: HUD Fair Market Rents and U.S. Census Bureau American Community Survey rent estimates. It is for general information. It is not an appraisal, a rent survey of current listings, legal advice, or a decision by HUD or any public housing agency. Housing authorities set their own voucher payment standards and decide whether a rent is reasonable for a voucher unit. Rent control and rent stabilization rules, where they apply, are set by your state or city.

2. Data accuracy

Fair Market Rents are estimates HUD publishes for program use; Census figures are survey estimates with margins of error, describe gross rent (rent plus utilities) and trail the current market. ZIP codes can span more than one county or HUD area. We process the published files as described on our data page, but figures can contain errors. Check important numbers with the original source and your local housing authority.

3. Fair housing and acceptable use

Use the Service lawfully. In particular, you agree not to use the Service or its output to:

• discriminate against, screen out, or steer any person based on race, color, religion, sex, national origin, familial status, disability, source of income (including housing vouchers) or any other characteristic protected by federal, state or local law;
• misrepresent figures from the Service as an official HUD or housing authority determination;
• scrape, overload or resell the Service, or get around usage limits.

We may suspend access that violates these terms.

4. Updates by email

Leaving your email for Pro updates is free and creates no obligation. We'll use it only to tell you about Aeonis Rent Check, and you can unsubscribe anytime.

5. Aeonis Rent Check Pro (when offered)

Pro is a subscription sold through Gumroad, which acts as merchant of record. Plans, prices and limits are shown before purchase. Subscriptions renew automatically each month or year until you cancel. You can cancel anytime from your Gumroad receipt or library, and you keep access until the end of the paid period. Your license key is for you (Pro) or your team (Team) and shouldn't be shared publicly.

6. Refunds

You can cancel anytime and keep access until the end of the paid period. We refund a first payment requested within 14 days, and any charge made in error. Requests: ronald@aeonis.pro.

7. Disclaimer of warranties

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY AND NON-INFRINGEMENT.

8. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, AEONIS LLC WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOSSES FROM RELYING ON THE SERVICE, INCLUDING DECISIONS TO SET, ACCEPT OR NEGOTIATE A RENT. OUR TOTAL LIABILITY FOR ANY CLAIM IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM, OR $50 IF YOU PAID NOTHING.

9. Indemnity

You agree to indemnify AEONIS LLC against claims arising from your misuse of the Service or your violation of these terms.

10. Governing law

Florida law governs these terms, without regard to conflict-of-law rules. Venue lies in the state or federal courts located in Broward County, Florida.
